"Greg Mroz and Dan Schuenke did it again! We had such a great experience with them selling our townhome that they were the obvious choice to help us search for our forever home. Due to this crazy real estate market of 2021, I’d like to mention that we went to OVER FORTY home viewings and put in NINE offers before finally being accepted (none of which had to do with their expertise or guidance… this was just a ridiculous time of the market). But I’ll get back to that later.
First, we’d like to mention that going house shopping with them gave us an even greater appreciation for everything they did for us while selling. We went to home viewings where the selling agent wasn’t even present, did not provide accurate information, or didn’t even respond to questions about the property. They set the bar for us when selling our property that we were expecting at least half that level of service from all other agents and were disappointed constantly.
Second, not only did they respond and react to every home that we requested to go see within minutes of us contacting them, but they also sent us listings that we missed or that they knew would be coming soon. We were very particular about what we wanted in our home such as bedrooms, lot size, yard size, specific location, and even street layout. They listened and looked and with the homes that we did see, they also observed other factors that could affect us in the future such as structure, foundation, repairs, and replacements that we might be facing both short and long term. This really proved that they weren’t just reading the print but personally placing themselves in our shoes as potential buyers and pointing out what we should consider. It wasn’t about making a buck for themselves but making sure that we didn’t get screwed with the maintenance later on. They could have easily took us to the home, stood around, and asked, “Well, what do you think?” Instead, they walked through with us (they both tried to be there if they could) and pointed out all the pros and cons.
During escrow, Greg and Dan were vigilant in keeping the timeline for closing and made sure that all required documents were sent and received. They even reviewed our HOA documents to see if there was anything missing or outlandish. Some issues arose with the home inspection and they went over what our options were and how to move forward if we were comfortable doing that. The selling agent of the property in escrow was never present for any inspections and because this was creating some issues during the process, Greg and Dan made sure that at least one of them would be there for the rest of the re-inspections to prevent anything else from happening. Even after closing, their service didn’t stop there! They took on issues that were found afterwards and stayed with it until it was resolved!
Going back to what felt like a never ending search for our home, we were also on a time limit. We had sold our property and gave ourselves six months to find a home and signed a lease to match. We thought that was more than enough time but that was when the market started rising unexpectedly. Property comparisons at this point started becoming irrelevant because of the complete inflation of property value, but Greg and Dan never failed to send them anyway and helped us with a plan of attack for our offer. I really feel like we were buying at the wrong time but had no other choice. We were going against an unpredictable market that no one has ever seen before so our first set of offers came in low (yet completely reasonable). As time went on, we got closer and closer to getting the house we bid on because we were all learning and strategizing together. But, what meant the most to me was how they reacted to our feelings of discouragement when offer after offer wasn’t being accepted. They empathized greatly with us and never lost hope or patience. Because they were right there working WITH us and not just FOR us, we were able to learn and grow with the changing market. Luckily, though, we found the perfect property with the perfect size, space, layout, and it was in our preferred location. And our offer was accepted although very comparable to others on the table. That’s a perfect testament to how Greg and Dan worked with us and provided their expertise on the different clauses we could use in our offer. Their strategies did help us become backup offers on properties prior to, as well.
When looking for our any type of home, I couldn’t imagine going through any of that again with any other agents. The expectation of quality of service, patience, and attention to detail provided from start to finish was met and went exceedingly more. As we continue to watch this market rise, we can only hope that people continue to trust in Greg Mroz and Dan Schuenke because, whether selling or buying, you would definitely get the full service and attention from your agent(s) that you deserve."
